Opportunity
This project serves as a premier example of how to control a high-potential development opportunity with minimal upfront financial risk. The site featured an existing semi-detached house on an expansive plot with a substantial garden—a type of asset that many homeowners overlook but which often contains significant untapped development potential.
Rather than committing to an outright purchase, we secured a strategic option agreement with the owners. This allowed us to invest in the planning process and explore the site's true potential before committing any major capital to the purchase.
Delivery and execution
Once planning and conditions were discharged, we exercised the option agreement and moved into constructing the houses.
The build required careful coordination to manage the simultaneous construction of the four new townhouses alongside the comprehensive refurbishment of the original dwelling.
By choosing to relocate the telecoms pole rather than engaging in a lengthy dispute with the council, we ensured the project timeline remained intact and avoided costly delays.
Outcome
The completed development successfully unlocked the value of an underutilised garden plot. By exercising the option agreement only after planning was secured, we protected our capital throughout the high-risk planning phase.
The project highlights how to manage the planning process to achieve a strong commercial result, achieving a GDV of over £2.9m.
Constraints and risks
The site presented several challenges that required careful assessment and a pragmatic approach:

Vehicle Visibility: Overcame hurdles regarding future vehicle visibility, which was a sticking point with the council.

Parking Allocation: Successfully designed the layout to achieve the requisite number of car parking spaces to fulfil strict local planning criteria and ensure the density was acceptable.

Utility Infrastructure: Managed the unforeseen issue of a telecoms pole at the front of the site.

Council Resistance: Navigated the council's refusal to integrate the pole into the new pavement design, which eventually required a full relocation.

Project Momentum: Avoided time-consuming challenges to council decisions regarding the infrastructure that would have stalled the project's progress.
These constraints meant that both the planning strategy and the scheme design needed to be robust from the outset to avoid delays or compromise.

Strategy and decision-making
The approach focused on identifying garden development opportunities and managing risk through an option agreement.
After assessing multiple development scenarios, we designed a scheme for four new homes: two pairs of three-bedroom semi-detached townhouses that complemented the existing street scene.
Early engagement and detailed discussions with the local authority ensured that full planning consent was achieved within nine months.
Alongside building the new houses, we also refurbished the original property on the plot to maximise the site's total output
