Practical property development education, built on real delivery
Who we are
Graeme and Ian bring over 50 years of combined experience in property development, construction, land assembly, and finance and planning - built through real projects, real decisions, and real risk.
They began working together after Ian attended a land assembly course taught by Graeme in 2016. That connection led to Kings Meadow Homes, delivering development projects across Surrey, Berkshire, and Essex with a hands-on, end-to-end approach — from site sourcing and planning, through to build and sale.
Their backgrounds are complementary by design: one built on commercial strategy and land assembly, the other on construction excellence and project delivery.
What we do
Ian has delivered some of London and the South East's most demanding projects — a £9.75m mixed-use scheme in Westminster, luxury homes on Bishops Avenue, and high-specification apartment blocks in Battersea. He specialises in programme management, contractor relationships, and getting complex builds over the line whilst becoming very knowledgeable on planning.
Graeme focuses on the front end of development — identifying sites, assembling land (including multi-owner deals), structuring finance, and navigating planning.
He built and still holds a buy-to-let portfolio worth over £3m, and has won planning appeals against Local Authorities who got it wrong.
Together, they cover the full development cycle — combining deal origination with delivery expertise to reduce risk at every stage.
Why we do it
After decades in the industry, both Graeme and Ian reached the same conclusion: success in property development comes from practical knowledge, sound judgement, and understanding how projects really work — not theory alone.
They've seen the mistakes that derail developers at every level. They've also built a business that has continually made profits in a sector where failure is common.
